Thinking of buying or renting in Murcia? Here is what the different parts of the city actually offer
From the walkable historic centre to spacious outlying villages and new developments in the north, Murcia has more variety than many people realise
Murcia city does not get nearly as much attention as the Costa Cálida when people talk about living in the region, but it is worth a closer look. Property prices remain competitive compared to other parts of the Mediterranean coast, the city has a genuine human scale and the range of neighbourhoods on offer is wider than most outsiders expect. The historic centre, built around pedestrian streets like Trapería and Platería, the Plaza del Cardenal Belluga and the gardens at Floridablanca, is the obvious starting point for anyone who wants to live without depending on a car. Access to schools, transport, restaurants and cultural landmarks is immediate. The trade-off is cost: this is among the priciest property in the municipality, and most of the housing stock is older and may need work.
The northern expansion of the city, along avenues such as Juan Carlos I and Juan de Borbón and into the Nueva Condomina area, has developed in a more planned way and appeals to a different buyer. New-build developments here have been designed with the priorities of modern life in mind, combining well-connected locations with large communal areas. One example currently being developed is Aura Condomina, a 250-home complex by developer MPC Group. The first phase offers 54 units across one, two and three-bedroom configurations, with more than 17,000 square metres of shared space including a 400-square-metre pool, an outdoor gym, coworking areas and landscaped grounds. It has tram access to the city centre via Line 1 and easy motorway connections via the A-30 and A-7.
For buyers prioritising space over proximity, the outlying districts of La Alberca, Santo Ángel and Algezares offer semi-detached and terraced houses with gardens at lower prices per square metre than the city centre. These areas are within about 15 minutes of the capital by car and are popular with larger families who want room to breathe and direct access to the El Valle and Carrascoy Regional Park. They are less convenient without a car, though regular bus services do run.
Foreign buyers make up a significant slice of the market, with official figures showing between 20.7% and 21% of property transactions in the region involving non-Spanish buyers. British buyers lead that group at 29.8%, followed by Belgian buyers at 14.1%, then Dutch and Polish. Many are retired or semi-retired professionals attracted by the combination of value, connectivity via Murcia's international airport and the AVE high-speed rail, and a quality of life that comparable coastal areas can struggle to match at this price point.
Have you included all the salient points and is it humanised and engaging enough. If you are happy then so am I, if not please rewrite now.
